What does the village pay for? (VILLAGE items)
1 Clothesline
2 Cooktop and rangehood
3 Electrical wiring including power points and switches
4 Emergency call system including smoke detectors and security alarms
5 Gates and fences
6 Garage door – (doors damaged by yours or your guest’s vehicle will be repaired at your cost)
7 Gardening to common areas
8 Glass – (deliberate damage or lack of duty of care are not covered)
9 Hot water system
10 Insurance excess
11 Light fittings – (fittings installed by village owner)
12 Locks and other door furniture
13 Roof, gutters, and downpipes
14 Security doors and screens – (damage caused by your pet will be repaired at your cost)
15 Stormwater drainage
16 Taps and water pipes
17 Television antenna system
18 Telephone cabling and fittings
19 Termite issues – (including inspections, treatment and repairs)
20 Toilets
21 Wall oven
22 Windows, doors and rollers
23 Other external parts of the villa
What do I pay for? (RESIDENT items)
1 Air conditioner and ceiling fans *
2 Floor coverings 3 dishwasher and garbage disposal *
4 Keys that are damaged or lost
5 Light bulb purchases – our staff will replace these for you however if you need help
6 Pest treatment
7 Other items fitted by residents and those items not listed above *
* These are non village items.
The village insures these items for accidental damage only. Residents are responsible for all other costs of owning these items. A faulty village item may be repaired in your villa, exchanged for a previously repaired item, or replaced with a new item. Maintenance and repairs of the village items listed above will be paid from the General Services Fund or the Maintenance Reserve Fund. Replacements will be paid from the Capital Replacement Fund.
